6 Questions You Should Ask Every Home Builder

You’ve made the decision to build your dream home — one that perfectly suits your lifestyle and won’t require any serious maintenance for years to come. (Such a smart decision!) But now comes the hard part… choosing the right home builder. There are so many options — should you go fully custom, semi-custom, or even consider spec? 

 

When you select a builder, you are choosing a partner to lead you on a very important journey, one where there’s not a lot of room for error and where communication is key. Having a home you’re happy with is the result of much more than just a financial transaction. It’s the result of a solid relationship. So how do you find the one

 

Our best advice is to ask lots of questions… at every step of the journey. A trustworthy builder won’t mind answering them, and will always invite you to ask more. The more knowledgeable you are about the process, typically, the smoother the experience for everyone involved.

 

To help get you started, we’ve compiled 6 questions that we are often asked in the pre-building phase, when our customers are just beginning to do their research. We think they’re pretty good, so we wanted to share them with you. Of course, we provided our answers to these questions, but feel free to use them with any builder you are considering!

 

 

1) Do you have testimonials from previous customers? 

 

YES! It’s important to see the success that other homeowners have had, and whether or not they are satisfied with both the experience and the outcome. Heartland Builders requests feedback from every customer once their home is complete, and we have compiled their testimonials for anyone to review. Have a look! 

 

2) Can I tour a home under construction?

 

YES! We can host you at a home construction site as long as it is safe to do so. There are phases of construction when only licensed tradesmen should be onsite, so we will accommodate requests as long as the timing is right. Alternatively, you can attend one of our many events where you can learn about Heartland’s home building process (plus enjoy a drink on us and meet some cool new people!).

 

3) What is the first step in the building process?

 

The very first step is reviewing home plans to find one that best fits your needs. We offer dozens of architecturally-stunning plans ranging in style from Modern Farmhouse to Contemporary and featuring up to 5 bedrooms and 2,800+ square feet. If you don’t find one that’s “perfect,” that’s ok! We can customize any of our plans to meet your needs, or create a new plan entirely from scratch. We’ll also take you on a tour of our Design Center so that you can understand what is included in the price of our homes. From there, we’ll enter into a Design Services Agreement and get started on our easy, fun, and fast(er than you think) building process!

 

4) Where does your company build?

 

We are a custom on your lot builder, so we build wherever you have land in the Grand Rapids/West Michigan area. From the suburbs just outside of the city, to rural communities as far north as Canadian Lakes and as far south as Richland, we’re happy to build your dream home in your dream location. 

 

5) What’s included in the base price? 

 

The floorplans that you’ll find on our website are all considered “base models” and come with a certain set of included features and finishes. For example, every home includes:

 

  • Premium air seal package for walls and attic, for a more comfortable home and lower energy bills
  • A whole-house humidifier, to make breathing easier
  • A programmable thermostat, so you can set it and forget it
  • Maintenance-free vinyl windows with Low E glass and Argon Gas, for superior temperature control
  • 3 exterior outlets (these come in handy!)
  • Premium wiring and lighting packages
  • Maple cabinetry, for looks and performance
  • Sump pump, for a dry basement
  • Smart TV wiring, because it’s 2022

If you choose to upgrade any of the options, or if you customize any features (and most of our customers do!), the final price will reflect those changes.

 

6) To what extent can I customize my home? 

 

Our floor plans are 100% customizable. We can move walls, add rooms, change layouts, etc. — it’s all up to you! If you already have a plan you love, but it needs a few tweaks, we can work from that as well. We are a custom builder and will build the home that’s perfect for you — whatever that entails.
