WHAT IS AN ON-YOUR-LOT BUILDER?

On-Your-Lot means on your land, and we can help you build a home on your land. 

We are not a builder that buys large tracts of land and develops neighborhoods. We are a scattered site, custom builder and that experience is unique and requires expertise when it comes to evaluating land. 

Land is the greatest variable in the building process. 

In order to understand how your home is going to sit on your land we need to evaluate topography, soil conditions, water & sewer costs, utility costs and much, much more. Answering these variables helps us put together an estimate for the “site costs” of your home.
 
We want you to know that site improvement costs can be as much as 20% of the cost of your home. We want to help our clients understand that variable fully, and as early as possible. That is why we offer a free (to you) Land Evaluation.

We are an on-your-lot custom builder in West Michigan. Every site we build on is different, and every home we build is unique. Because of that, we take the time to understand the nuances of each site, including:

  • Topographical analysis
  • Soil conditions
  • Utility costs (water, sewer, gas, electric)
  • Tree clearing
  • Municipality requirements
  • Impact on the environment and neighboring properties

There are conditions that are beyond our control, such as the depth of your well and the soil conditions, but we will do our homework to understand what may exist underground, and we provide you with allowances that we believe will cover the cost.
